Privacy Policy
Holm is operated by Solis Core Inc., a Delaware corporation (“Holm,” “we,” “us”). Holm is a property-management app that helps homeowners and small landlords keep a single, trustworthy record of a home — its tasks, finances, maintenance history, documents, and a rent-vs-sell calculator. This policy explains what information we collect, how we use it, who we share it with, and the choices you have. It applies to the Holm web app, the Holm mobile app, and our marketing website.
Information we collect
We only collect what we need to run the service. That falls into a few groups:
- Account information you give us when you sign up: your name, email address, and (if you use phone sign-in or add one) your phone number. Your password is never stored in readable form — see “How we protect your information” below.
- Property details you add: a property’s address, nickname, and characteristics, and the people you choose to share a home with.
- Documents you upload: files you attach to a home, such as warranties, receipts, contracts, and photos.
- Financial and maintenance records you enter: expenses, budgets, tasks, maintenance logs, and the figures you put into the rent-vs-sell calculator.
- Payment information: if you buy a plan, or if you are a landlord or tenant using rent collection, payment details are collected and held by Stripe, not by Holm. We receive and store only limited records of the transaction — amounts, dates, status, and the last four digits of a card or bank account.
- Usage and device information: basic product-analytics and diagnostic data (such as the pages you visit, actions you take, and error reports) that helps us keep the app working and improve it.
How we use your information
We use the information above to:
- Provide, operate, and maintain the service and the home record you build in it.
- Authenticate you, keep your account secure, and prevent abuse.
- Process payments and send you related receipts and account notices.
- Send service messages (such as email verification, password resets, and renewal and cancellation notices), and marketing messages only if you have opted in.
- Understand how the app is used so we can fix problems and make it better.
- Comply with our legal obligations and enforce our terms.
What we do not do
- We do not sell your personal information, and we do not share it for cross-context behavioural advertising.
- We do not use the documents or records you store in Holm for advertising, and we do not use them to train models for anyone else.
- We do not disclose your personal information to third parties for those third parties’ own direct-marketing purposes. Because of that, if you are a California resident, there is nothing for us to disclose to you under California’s “Shine the Light” law (Civil Code § 1798.83). You may still write to us at the address below to ask.
- We do not send your information to a contractor unless you choose that contractor and tell us to. We do not broadcast your request to a panel of professionals you did not pick.
Who we share it with
We share information with a small set of service providers (sub-processors) who process it on our behalf, only as needed to run Holm and under agreements that require them to protect it and forbid them from using it for anything else:
- Amazon Web Services (AWS) — United States cloud hosting (region us-east-1) and, via Amazon S3, storage of the documents you upload.
- Stripe — payment processing for plans and for rent collection. Your full card and bank details are handled by Stripe, not stored by Holm.
- PostHog — product analytics that tells us how the app is used.
- Sentry — error monitoring that captures diagnostic reports when something breaks.
- Anthropic — the AI provider behind Holm’s assistant, onboarding chat, and the features that read an email or a document to suggest a record. When you use one of those features, the content it needs to work — your message and the property details or document text it is about — is sent to Anthropic to generate a response. Anthropic does not use it to train their models, and Holm does not use it to train any model. Features that don’t use the assistant never send anything there.
- Resend — email delivery, and Twilio — text messages, for verification, password resets, and other account notices.
We share your information with these providers only to process transactions you asked for, to service and maintain your account, and to meet legal obligations. We do not share it for any other purpose.
We may also disclose information if required by law, to enforce our terms, or to protect the rights, safety, and property of our users or the public. If Holm is involved in a merger, acquisition, or sale of assets, we will let you know before your information becomes subject to a different privacy policy.
Do Not Track and browser privacy signals
Some browsers can send a “Do Not Track” (DNT) signal. There is no common industry standard for what a business must do when it receives one. Holm does not track you across third-party websites or over time, and does not sell or share your personal information, so there is no cross-site tracking for a DNT signal to switch off. We do not respond differently to a DNT signal.
The same is true of the Global Privacy Control (GPC) and similar opt-out-preference signals. Those signals tell a business to stop selling or sharing your personal information. Holm does neither, for anyone, whether or not a signal is sent — so there is nothing for the signal to turn off. If that ever changes, we will update this policy before it does and we will honour the signal.
We do not permit third parties to collect personally identifiable information about your online activities across different websites when you use Holm.
Where your data is stored
Your data is stored and processed in the United States. If you use Holm from outside the United States, you understand that your information will be transferred to and processed there.
Your rights and choices
Your data is yours. You can access and export everything you have stored in Holm, and delete your account and its data, from within the app at /settings/privacy. You can opt out of marketing messages at any time using the unsubscribe link in those emails, by replying STOP to a text, or in your settings; we will still send essential service messages while you have an account.
Depending on where you live, you may have additional rights to access, correct, delete, or obtain a copy of your personal information, and to appeal if we refuse. To make a request, email privacy@holm.homes or write to us at the address below. We will respond within the time your law requires, and in any case within 45 days. We will not discriminate against you for exercising a privacy right.
If you are a Delaware resident, this policy is the notice required by Delaware’s Online Privacy and Protection Act, and describes the categories of information we collect and the categories of third parties we may share it with.
How we protect your information
We maintain a written information-security program with administrative, technical, and physical safeguards appropriate to our size and to the sensitivity of the information we hold. It includes a named person responsible for security, a periodic review of foreseeable risks, access controls, vetting of the service providers listed above with contractual security obligations, and secure disposal of information we no longer need.
In practice: traffic between your device and Holm is encrypted in transit (TLS/HTTPS), documents are stored on encrypted storage, and passwords are stored only as salted, one-way hashes — we cannot read them. No system is perfectly secure. If a breach affects your personal information we will notify you without unreasonable delay and no later than 30 days after we discover it, and we will notify the authorities our law requires us to notify.
Data retention
We keep your information for as long as your account is active. When you delete your account, we delete or de-identify your personal data, except where we must retain limited records to meet legal, tax, or accounting obligations — for example, records of your agreement to a subscription and its renewal terms, which we keep for three years or one year after the subscription ends, whichever is longer. When we dispose of records, we erase them so that they cannot practicably be read or reconstructed.
Children
Holm is intended for adults managing their own property and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us personal information, contact us and we will delete it.
Changes to this policy
We may update this policy from time to time. When we make material changes, we will update the “Last updated” date above and, where appropriate, notify you in the app or by email. Continuing to use Holm after a change means you accept the updated policy.
